For a private developer, Suzanne Leckert performed a highest and best use assessment on a large parcel of land in Covington, Louisiana. The study commenced with interviews of stakeholders and elected officials, and included analysis of the demographic and economic environment of the area; the competitive environment for residential and commercial development in a multi-parish region; and strengths, weaknesses, opportunities, and threats (SWOT) of the client’s site. The comprehensive market analysis considered factors such as employment, income levels, and housing trends, resulting in a set of recommended uses for the parcel, including type, number of units/lots, and price points to target for housing. This study document is currently being used by a team of investors for their development strategy of the centrally-located and valuable site.
